A property listed for sale at 358-360 Edward Street is expected to be snapped up in a matter of weeks in what agents say should be a multi-million dollar sale.

The industrial property on which Weston and Weston and Smallman Brothers Waste Service currently sit is positioned less than 200 metres from the site of the new Bunnings development proposal.
The proximity to the major warehouse chain is a selling point Rain and Horne's Craig Tait said is already proving magnetic for the commercial property he listed last week.
"Bunnings is having a bit of an impact," he said. "We've had a few enquiries from some big national operators who like to be around or close to Bunnings because of the traffic they attract."
He said interest has been so strong, he expects the site to be sold within two weeks of being listed.
"There's been very strong interest, we've already got a couple of very good offers on the site, we expect it to be sold in the next week or so," he said, adding the sale price will be "close to $2 million."
Typically, large industrial and commercial sales like this one would sit on the market for far longer, but Mr Tait said commercial real estate in Wagga is hot property at the moment.
"The last sales we have listed have sold in a week or two, that's how strong commercial property is," he said. "Commercial [real estate] two years ago never turned around that quickly but I think low interest rates and a lot of money on the sideline for local and interstate buyers is driving demand."
Buyers so far match the same showroom or industrial supply business profile common in the precinct where Barbecues Galore, Repco and Horseland can all be found, with lots of investor and some developer interest.
Current tenants hold long term leases on the property with at least two years left, so any development of the site will likely be delayed until then.
