A "hidden gem" of a suburb is skyrocketing in value, with Gelston Park seeing a 17 per cent increase in land values last year.

The sparse but sought-after suburb has seen a few big-dollar developments over the years as residents opt for the country lifestyle.
One of them is mother-of-three Jenny Wallace, who said Gelston Park was the ideal location to raise a young family.
Mrs Wallace said it had a cosy country vibe and plenty of space for the kids to explore in, all while being only 15 minutes away from Wagga's CBD.
"It's absolute bliss to come over the hill and leave Wagga behind. It's a little piece of paradise just in stone's throw from all the facilities of Wagga," Mrs Wallace said.
"My husband and I both grew up on the land, and I think there's something special about being able to run around as a kid and yell and climb and ride bikes and just have a lot of fun."
Gelston Park farmer Paul Murray moved to Gelston Park from America with his wife in 1987, and the two of them have not looked back since.
They now live on a plot of land with 30 heads of cattle, surrounded by kangaroos, deer, and a sweeping panoramic view of Wagga.
"We were going to be here for 5 years, but we ended up liking it so much we stayed. We'll see our lives out there," Mr Murray said.
"It's nice and quiet, that's what's good about the place. You've got room to do whatever you want.
His wife Carolyn Murray said the two of them enjoyed the rustic Australian lifestyle, which they could not get in their hometown of Iowa.
They even adopted a one-eyed kangaroo named Merv, who lived to be 24 years old - ancient by kangaroo standards.
Merv would roam around Gelston Park occasionally being fed by neighbours, but he preferred to hang around at the Murray household.
"He was a baby that we got, and he grew up with us," Mrs Murray said.
"He'd come and go, but he liked to stay with us. He slept right out here in the backyard."
