In the first stage of land sales, 15 of 23 lots remain on sale, with prices ranging from $185,000 to $220,000 and lot sizes between 250 and 342 square metres.
The Leagues Precinct, positioned on the former site of Weissel Oval between Kincaid and Gurwood streets, was approved for development mid last year with a central road and green streets set to pay homage to the site's rugby league history.
Raine and Horne's Grant Harris said civil works were currently underway at the precinct to install water and power infrastructure and construct concrete rear lanes for the residential lots.
He said the rear lanes were a "unique feature" of the precinct, and he expected the action at the site would ramp up interest from local buyers.
"Wagga generally likes to touch and feel and see the finished product," Mr Harris said.
Pre-registration is available for later stages of the land release, and Mr Harris said more lots would officially go on sale following an electrical upgrade at the site.
"We still expect registration will be in the next few months," he said.

Of the 15 lots currently on sale, Mr Harris said the majority were positioned on Shaw Street, with rear lane access and a wide street aspect.
So far, interested buyers included builders buying to build, including one looking to build a display home, and Mr Harris said some of the lots would eventually be sold as house and land packages.
He said recent rezoning of the land to allow for higher living density meant buyers could build on a greater percentage of the lots than would traditionally have been allowed.
"That's a big, big home in the suburbs but it can fit in a good, central location," he said.
Mr Harris said the price of the lots was significantly cheaper than other options for building centrally in Wagga with vacant land rarely up for sale so close to the CBD.
"To buy an entry level house now and demolish and start again, you're looking at $350,000," he said.
