From budget-friendly and a renovators dream to an up-market residence, there are homes that suit all price brackets.
1. 4 Paull Street, Kooringal
This new listing is only asking $185,000 for a three-bedroom, one bathroom home on a 951 square metre sized block.
LJ Hooker sales consultant Jason Pearce said this property needs a renovation but the value is in the block.
"It sits on a large block and it is located in an area where quite a few blocks are being subdivided and a unit is put out the back," Mr Pearce said.
"Kooringal is the most popular suburb in Wagga and there are plenty of schools as well as the Kooringal Mall."
2. 16 Smith Street, Forest Hill
"No need for sugar coating; this property needs some serious work but has the potential for greatness," said Fitzpatricks director Paul Gooden.
This four-bedroom, one bathroom residence is listed at $239,000.
Mr Gooden said value and prices are sometimes the same and also can be unrelated.
"This property is 2000 square metres and is ripe for development," he said.
"Good for a home buyer or renovator who can develop the block and other dwellings subject to Wagga City Council approval."
Forest Hill is not only home to the RAAF Base and airport, but also has it's own day care, primary school, and shopping centre.
"RAAF employs loads of contractors and so rents are strong, but it's also affordable," Mr Gooden said.
3. 133 Meadow Street, Kooringal
This is the first time in 27 years that this cottage has been put on the market ans is asking $269,000.
Raine and Horne director Grant Harris said this modest home sits on a relatively large, quarter-acre block.
"It's entry level in terms of Kooringal prices and it's at a price point where you can add your own touches for under $300,000," he said.
"It's in a fantastic location, nearby to quality schools, leafy and a family-friendly suburb, with plenty of parks and good services."
4. 14 Henwood Avenue, Kooringal
Outdoor entertainers should look at this established four-bedroom, two-bathroom and two-car garage property on an 854 sqm block.
The home's asking price is $493,000 and offers split-level outdoor decking, a spa bath and a vegetable patch.
Kitson Property sales consultant Conny Blacklock said the home boasts views of the city from the kitchen and main bedroom bay windows.
"Turvey Park and Kooringal are the next best thing from living in Central, it's just five minutes away from the CBD and it's a popular street," she said.
"There's plenty of room for a growing family or those wanting a quieter lifestyle."
5. 20 Peppermint Drive, Springvale
Coming in at number five is for those with more money to spend; a five-bedroom and two-bathroom $965,000 residence.
Professionals agent Paul Irvine said it represents good value because there is a shortage of small acreage blocks in Springvale.
"The 465 square metre home is only two years old and sits on 1.5 acres," he said.
"This sized block would be available in the current market for about $350,000.
"It's predominantly small families that want to live in a semi-rural lifestyle, with bigger blocks for kids, that might have a pony - it's a lifestyle choice."
Mr Irvine said Springvale is only about 10 minutes drive from Wagga and Kooringal Mall and is zoned for good schooling, such as Mater Dei.
"Homes in this area are selling well over a million dollars; my last sale was only a month ago and sold in just one week for $1.3 million," he said.
