A popular Asian fusion takeaway shop in Mount Austin has been listed for sale, but the current owners are prepared to wait up to two years for the right buyer.

Tom's Takeaway is located on 14 Ceduna Street, Mount Austin, and offers a mix of Chinese, Thai, Malay and Western cuisines.
The shop and attached three bedroom residence are listed by Raine and Horne for $320,000 and agent Craig Tait said the site has already received investor inquiry.
"We've got a lot of demand from investors, but it might take a bit longer with home occupiers," Mr Tait said.
"The owners want a change and are looking at moving, but they're happy to stay on for up to two years as they'd prefer to sell the business and property in one sale.
"It's a pretty large takeaway shop with retail space, a full commercial kitchen, cool room and an attached residence with three-bedrooms, one bathroom, car port and off-street parking."
Mr Tait said the shop would suit anyone interested in a takeaway store or a similar takeaway business.
"It's particularly popular in the Mount Austin and Turvey Park locality, with a pretty strong client base," he said.
The Daily Advertiser contacted Tom's Takeaway, but they declined to comment at this stage.
