A subdivision with an estimated cost of close to three-million-dollars has been submitted to Wagga City Council and promises 98 lots in Wagga’s north.

The residential subdivision known as Estella Heights will bring additional lots to be carried out over four stages: six to nine, to Gobbagombalin on Pine Gully Road.
Debbie Cox, director of subdivisions at Garry Cox Homes, welcomed the news and said this will bring more people into the region.
“Any progress in Wagga is a good thing and creating more land to build homes is a great thing,” Mrs Cox said.
“It’s needed now and we’ve had a land shortage for many years and both developers and builders have always struggled with land.
“We’re builders as well, so we see it both sides and the demand is still there.”
Mrs Cox said Wagga’s northern suburbs are proving popular with its close proximity to Charles Sturt University, Bomen and the CBD.
“People are loving the closeness to Bomen and the expansions there, which brings new residents to Wagga,” she said.
Council’s annual report identified the time taken to approve submissions was “critical” and employed three more planners to address this issue.
“There’s always been a shortage with planners at council and that has been the difficult part of subdivisions,” Mrs Cox said.
Committee 4 Wagga CEO Alan Johnston said this lodged application is “consistent” with Wagga’s 20-year economic vision as a growth city.
“This is certainly good news and shows confidence in the regional city’s property market,” Mr Johnston said.
“This is consistent with what we’re hearing in Wagga that the city is standing up well to the downwards trends that capital cities are experiencing.”
According to the application development, the allotment sizes range from 600 to 665 square metres and will predominantly accommodate single dwellings, with some lots allowing dual occupancy developments.
Completed stages one and two of the Estella Heights development located further south and construction of stages three and five of the development almost complete.
The development site adjoins the northern boundary of the approved development application of Estella Heights stage four and proposed future stage 10 of the Estella Heights subdivision.
The subdivision will require the extension of Dallas Avenue and two new public roads will need to be constructed.
