Agent Nick Tinning said there were four prospective buyers who were hesitant to make a bid at auction, instead hoping for a private sale.
The building remains on the market at $4.25 million, though will not be going up for auction again, with Mr Tinning saying he was confident of receiving an offer close to the listed value of the building during a private sale.
