But Ms Potgieter says it suffers from a crippling lack of public infrastructure investment – namely, Pine Gully Road.
The overwhelming response from an Advertiser doorknock has revealed deep-seated concerns over the state of the road.
“It needs to be upgraded as soon as possible,” Ms Potgieter said.
“That’s probably as reasonable as I can be given the amount of people that are going to move here. That road is the only way in and out.”
Ms Potgieter’s sentiment echoes the chorus of people calling for an upgrade since a fatal accident two weeks ago.
More than 1000 people have signed a change.org petition demanding Wagga City Council undertake “urgent” upgrades.
But the executive level of council are yet to publicly state whether the road warrants an upgrade.
It has only said the road “assessed and maintained” to a rural road standard.
Estella Rise resident Sarah Tighe said it was “just perplexing” the road was still classed as rural.
“It’s crazy,” she said.
“At the very least the speed limit should be dropped. How hard is it?”
There are two speed limits on Pine Gully Road – 100km/h which turns into 70km/h closer to Charles Sturt University residential accommodation.
The 100km/h speed zone runs past a street leading into Estella Rise. There are new homes for sale backing onto Pine Gully Road.
Resident Nicola Smith, who moved to Estella Rise this year, said new development presented a pressing need for upgrades.
“It’s just not safe,” he said.
“There are people going 100km/h and as you’re leaving, the sun is right in your eyes and you can barely see at all when it’s foggy.
“There was once no need, but now there is.”
City councillor Paul Funnell said last week up to 6000 homes – comparable to the size of Cootamundra – had been approved in the Estella area without any significant infrastructure investment.
