Legislation change may be bit of a pest

Controversial changes to property sales legislation could save home buyers hundreds of dollars.The NSW government is considering legislation that would require all vendors to provide a pest inspection report to prospective buyers. Currently this is the responsibility of the buyer.Director of No Fuss Property Keiran Spencer has welcomed the move and said it would save him hundreds of dollars a year when he searches for investment properties."The biggest issue is you're going to auctions so you get all these reports done and then you miss out (at the auction)," he said.This is a scenario faced by many prospective buyers. In some cases numerous house hunters get separate reports on the same property.But the proposed legislation has drawn criticism from Wagga's pest inspectors.Owner of Darby's Pest Control, Darby Munro, said the changes would create uncertainty."You really can't go on one report ... and who do you get to do that report?" he said.Mr Munro said vendors and buyers run the risk of placing too much stock in the one report.General manager of Scientific Pest Management Tanya Grentell agreed."A vendor-provided report can create doubt and uncertainty as to the accuracy of the report," she said.Also a concern for pest inspectors is the time it takes to sell a home."If you do a report and the house sits there for six months ... things may change," said Wagga building inspector Peter House.
