Raine & Horne Wagga's Grant Harris is confident the custom-built mansion at 66 Slocum Street will smash the city's current residential record, which sits at $2.8 million.
The six-bedroom home comes with a specially-designed pool, tennis and basketball courts, a games room, gymnasium, wine cellar and a garage with room for up to 12 cars.

Mr Harris is expecting significant interest in the prestige home, which officially went on the market on Friday.
"It's not about setting records but places like this do not come up very often, especially not in central Wagga," he said.
"It's unique, close to town and very large but also the price of building has increased and the price of land has increased so I think it should set the new record, but it will be worth every penny."
The agent will be donating half of his $30,000 sale commission to local charity CareSouth and whoever buys the home will decide where the final $15,000 is donated.
Mr Harris said he was inspired to make the donation following a successful few years for the real estate industry.
"We have had a good couple of years in real estate because it's been a crazy market and after 23 years of being an agent I saw this as an opportunity to give a little back," he said.
"When you come to an incredible home like this, it makes you realise there are people out there who actually don't have a home or roof over their head so I'd love to help provide that to someone, at least temporarily."
CareSouth provides crisis accommodation and support to people sleeping rough across regional NSW and team leader Simone Wood said she was very thankful for the support from Mr Harris.
"This financial support from Grant and his team will provide us with the opportunity to support more people in regional NSW who are experiencing homelessness," Ms Wood said.
