The property at 49 Vincent Road was rezoned from large lot residential to general residential in February in a move opposed by several members of the community who submitted objections during the exhibition period.

Now, the land is being proposed for subdivision into 22 lots with 26 dwellings and a new cul-de-sac road at an estimated cost of $800,000.

One neighbour who preferred to remain anonymous said she was seriously concerned about the proposal, but local resident Robert Lazzarini described the area as ideal for further development.

"I can't imagine why anyone would have any objection to it really," Mr Lazzarini said. "There is so much open land there, it's close to the shopping centre, and there are already established homes for a few blocks surrounding it."

Another Lake Albert resident Mary Kidson disagreed saying she thinks the subdivision would be detrimental and is inappropriate for the proposed area.

"I think it would be detrimental, a lot of people see that area as pretty rural and I think they would be concerned about losing the village feel," Mrs Kidson said.

The development application is on public exhibition until September 17 with community members invited to submit any commentary on the plans to Wagga City Council.

The initial rezoning proposal prompted feedback from several neighbours facing the property who worried they would lose their views. Others raised concerns about drainage and increased water runoff from new dwellings contributing to overland flooding.

In the current development application, a new stormwater drainage system, a sewer pump system and an on-site detention basin have been proposed in response to the drainage concerns raised during the rezoning.

If the application is successful, the two hectare property on which there is currently a single dwelling will be divided into 22 lots of varying sizes.

Single-dwelling lots will be between 600 and 750 square metres, while two three-unit dwellings and one two-unit dwelling will sit on slightly larger lots. The current dwelling will remain in place on a 873 square metre lot.

The proposal has been submitted on behalf of Nigel Bramley, with the land purchased in 2019 for $860,000.

Fitzpatricks real estate agent Shaun Lowry said eventual housing on the site would be very popular in Wagga's low-stock market.

"It would see very good demand," he predicted. "Most of the land development has been happening in the northern suburbs and there's still a large proportion of people who want to live in the southern suburbs."

"Lots of young buyers have family there, they want to send their kids to the schools and they want be close to the lake."

He said more housing being built is a good thing for Wagga.

"I think it's good for people to have more options on where they want to live and that's a pretty good spot," he said. "I understand some of the neighbours concerns, but I think it's good for people to provide that option for buyers and younger people in Lake Albert."
