Wagga's businesses have ridden a roller-coaster over the past 12 months, but demand for prime commercial space didn't seem to slow down.

Twenty-five commercial property sites within Wagga's inner suburbs sold for more than $1 million between July 2020 and May 2021, according to data available on freehold, or actual property, sales from the NSW Valuer General.
Neville Harvey brokered one of the biggest single-business sales in the past 12 months when he sold the Boulevarde Motor Inn on Edward Street for $3.2 million in March. He said Wagga is a solid investment for business owners because of its self-sufficient nature.
"Wagga's one of the safest areas to invest in NSW and buy," Mr Harvey said. "The good thing is we don't rely on tourism, we are pretty steady all year round."
The city's biggest commercial sales could be found in East Wagga where retail conglomerates proved lucrative.
A row of properties on Hammond Avenue, including the KFC and Hungry Jacks sites and the furniture store hub, sold for $46 million in November last year in the city's biggest commercial sale. Outside of factories and warehouses, one particularly high-priced commercial site was Tolland shopping centre, where Wagga's IGA can be found, which sold for $5.05 million in March.
The BP site at 108 Edward Street also attracted a hefty sales price, going for $3.2 million in April.
Hospitality venues were also big sellers with the Coffee Guru site at 32 Fitzhardinge Street selling for the highest amount at $2.8 million in February.
Not far behind was the sale of the building where Ray Ray's Diner is found, which went for $2 million in September 2020, the same month the Knight's Meats building changed hands for a cool $1 million.
Wagga also saw plenty of pubs sold between June and May, but only three managed to fetch over the $1 million mark for their freehold.
The top selling pub was the Home Tavern which sold for $1.4 million, with Romano's close behind with a $1.3 million sale in April.
The Sportsmen's Hotel on Kincaid Street also made the list with a $1.05 million sale in February.
Blake Edwards who brokered the sale of several of the Wagga pubs, including Romano's and Sporties, said the combination of the freehold property sales listed here, and the business transfer sale, made for a lucrative year for Wagga.
"There was a flurry of transactions definitely in Wagga this year," Mr Edwards said. "I think COVID had an influence on some of the transactions, it gave people time to reconsider their priorities and life direction."
