They may be a short drive out of town, but Wagga's northern suburbs are seeing record house sales with several homes fetching prices in excess of $800,000.

Boorooma, Gobbagombalin and Estella have all seen median house prices rise to the $500,000 mark in the past 12 months, but agents say it's the high-end sales where business is really booming.
CoreLogic data shows two sales over $800,000 in April, one a home on Ellerslie Street on Gobbagombalin that went for $825,000, off a lot that sold for $152,000 in 2018.
PRD's Amanda Tilyard said she has seen prices in the area jump like never before.
She pointed to a four-bedroom home on Kingsford Smith Drive in Boorooma that sold for $795,000 this month as a great example of where the market is at.

"Prices have probably gone up 10 per cent," she said. "That the demand, 18 months ago it wasn't here."
She said part of the reason behind the jump was building costs skyrocketing as demand outstrips supply of labour and resources.
"At the moment, you can't build them for that and the next lot, the next build, will be even more expensive," she said. "People want to get their foot in the door now."
Raine and Horne's Matthew Longmore is currently managing a four-bedroom in Estella asking $780,000 and he agreed rising prices are directly linked to the building costs.
"Land prices are over $200,000 for a lot," he said. "Land is hard to get and the cost of building a home has increased dramatically."
Fitzpatricks' Shaun Lowry just settled a four-bedroom home on Bradman Drive in Boorooma within an asking range of $785,000 - $815,000, and he said lifestyle is driving the interest more than anything.
Kitson Real Estate's Adam Humbert agreed, saying most interest in the area is coming from young or middle-aged families wanting to put down roots.
"Having TRAC out here is a drawcard for example," Mr Humbert said. "And there's a brand new public school which is pretty inviting proposition."
Ms Tilyard said newly-built homes in the area are a big part of the burgeoning interest, with the lifestyle and maintenance offerings of a brand new home attractive to young families and investors.
"It's the appeal of a turn-key," she said. "You just walk in and it's ready."
