At approximately 4997 square metres with an asking price of $1.385 million, the vacant block sits on the corner of Stirling Boulevard and Wellington Avenue.

In 2009 it was announced that Tatton could soon have its first supermarket, with plans lodged with Wagga City Council for a neighbourhood shopping centre.

The Daily Advertiser reported at the time it would be an IGA Super Store, including a bakery and delicatessen.

But more than 10 years on, the shops have not been built.

Geoff Seymour, commercial portfolio manager at Fitzpatricks Real Estate, said that the owner has moved onto other projects and put the site on the market about 18 months ago.

"The medical centre and the childcare centre have been subdivided off the land, so we are not selling that part," he explained.

"We are only selling the vacant land."

Mr Seymour said an original development application was submitted in 2009 with an amendment made in 2011.

He added the DA is "still in play" and will not expire as it was a staged consent and the Medical Centre has been completed.

"Some of that work has been undertaken," Mr Seymour said.

"They got to a stage where they did some supermarket concepts, and that's where it ended.

"It would suit a small independent operator like an IGA outlet."

Mr Seymour said the plans were slowed after the Kooringal complex was expanded but added that residents would be looking for convenient options as Wagga grows.

"The growth to the southeastern side has progressed, and we see more infield development in places like Plumpton Road where those traditional five or ten-acre blocks have been subdivided," he said.

Just last year, a concept development application, which earned a tick of approval by Wagga councillors, looked to build 37 residential homes at 52 Plumpton Road.

"The density is increasing, and those people have to shop somewhere," Mr Seymour said.

"They want somewhere that is going to be easy for them."
