The property at 114 Trail Street currently holds one home, a spacious backyard and a pool, but under a development put to Council on April 26 would be transformed into a multi-dwelling central complex at an estimated cost of $3,366,550.

The company applying is the Riverina Consortium, a new business first registered in January 2021, with the application their first to Wagga council.

The development would see two groups of four attached two-story dwellings built on the block immediately behind a series of brick townhouses on Travers Street.

Residents around the area were mainly positive about the development, and hopeful the homes will provide more affordable living options.

Imogen Hadler who has lived in the area for over 16 years said the central location of Trail Street meant residents must be open to housing developments in the area.

"I think more housing in these areas is better because we are in Central and it's really good for accessibility," Ms Hadler said.

"I've been in this spot for 16 years and I've gotten pretty far just walking to most spots in town so there's a big accessibility factor to having more housing here, so I think placement-wise the development is a pretty good idea."

Deborah Harbin lives on Travers Street and her home will back onto the development.

She said she is hesitant about more townhouses so close to the existing complex of 13 brick townhouses on the corner of Trail Street and Travers.

"I think it's a bit close for so many townhouses, with extra cars and things the area might be a bit more crowded," Ms Harbin said.

"I think if there's good parking it might be ok. I'm not keen on a lot of development but I guess it's good for people looking for somewhere to live."

The eight dwellings proposed would each include an incorporated double garage with an additional two spaces for visitor parking allocated on the site.

Each home will be three-bedroom, two-bathroom and will have a near-identical layout and design.

The ground floor design of those closest to the Trail Street entrance included a "moderately sized" open plan kitchen and a combined living/ family/ dining area that leads onto a covered terrace and garden.

Upstairs accommodates a study area, main bathroom and powder room, two bedrooms with built-in wardrobes and a master bedroom with an ensuite.

The second group of townhouses will have the master bedroom on the ground floor.
