An abandoned lot on one of Wagga's major roads could be transformed into a bustling vet clinic under a $3.9 million proposal.

A development application has been submitted for 60 Lake Albert Road, a commercial lot which has sat dormant on the busy thoroughfare since 2018.
Plans to turn the lot into a facility housing 276 self contained storage units were approved in 2016.
Works undertaken in 2018 stalled, leaving the excavated site abandoned since.
The site was recently purchased and is now the subject of a new proposed development; a part two, part three-storey facility to host a veterinary clinic.
The estimated cost of the development is $3.9 million dollars.
The clinic will have a 24 hour emergency on-call service and offer specialist services such as MRIs, X-rays and ultrasounds, referrals, puppy school, pet boarding, a grooming service and preventative health care.
The applicant for the development is Alexandra Keough, the current proprietor of Lake Road Vet, further up the road at Kooringal.
Nearby businesses on Lake Albert Road are optimistic about the proposal, with Rodway Industrial operations manager Wayne Thompson saying it was "about time" a new business took over the lot after it had spent so long as an unused development site.
"It just attracts more business traffic for neighbouring businesses," he said.
Mr Thompson said it was good to see local businesses get moving in the city.
"We're always into seeing small business develop," he said.

Better Mobility director Pam Halligan was enthusiastic about the proposal, which would transform the view across the road from her business.
She said she already liked driving past the nearby Lake Road Vet on her way to work and seeing all the animals and their owners out the front of the facility as they headed to and from appointments.
"It's really nice, I'll enjoy watching the creatures," she said.
"I like it, I think it's a good idea."
The facility would be approximately 1,100 square metres in size across the storeys, with six consultation rooms, two surgical rooms, a reception area, recovery and waiting area and a mezzanine for staff offices.
49 on-site car parking spaces are included in the proposal.
