TATTON residents are not far off from seeing a $1.6 million housing development take shape at a vacant block of land in Wagga's southern suburbs.

The concept development application, which has already earned a tick of approval by Wagga councillors, looks to build 37 residential homes at 52 Plumpton Road.
Wagga-based building company Matt Jenkins Homes' director Matt Jenkins said they intend to build "contemporary, Hampton-styled" houses of three to four bedrooms with reasonable yards on various-sized lots.
It is his goal for the project to progress as soon as possible with a display home to be constructed in the coming weeks.
"We are targeting people who are trying to downsize or young couples looking for a bigger yard," he said.
Mr Jenkins said the block of land in question has previously been flagged by the council as an area of "significant importance" for development.
He said these infill projects will help the city thrive by utilising existing infrastructure. The housing plans are also a stone's throw from Lake Albert and the golf course.
"They didn't want it underdeveloped because of its location," he said.
"It is keeping new homes close to parks, gardens and services the council has already got and ready to maintain."

Wagga City Council's general manager Peter Thompson said it is advantageous to see housing developments take shape in established suburbs where existing services are ready to cater for the growth.
"It is often trickier to do than greenfield sites ... on the outskirts, but they are the opportunities that we need to grab when we have developers wanting to look at those locations," he said.
"They often have something unusual about them, which is the reason they are overlooked in the first place."
