A Wagga house with an asking price of over $1 million used to be a rarity, but the selling agent for 72 Peter Street says it is an increasingly common sight.

The central property, listed for $1-1.1 million, sits on just over 600 square metres of land and features four bedrooms, two bathrooms and a rear-access double garage.
Fitzpatricks real estate agent Paul Gooden said it was now "not uncommon" to see a property like this reach a price of over a million as demand for certain styles and locations pushes prices up.
"A million dollars is no longer the magic figure, it's not the ceiling anymore," Mr Gooden said.
In the case of 72 Peter Street, Mr Gooden said security, proximity to shops and amenities and its status as a "low maintenance property" were the main drawcards for potential buyers.
"Mainly your buyer for that type of property is someone who is established and is not a first home buyer, it's someone who may be retiring or wants to put their kid through a particular school," he said.
Mr Gooden said in the current market, a house did not have to be central to attract a high price, with well-presented properties with modern and well-maintained features attracting the most demand.
"Unless it's of significant historical value ... the public doesn't really respond to incomplete housing or restorations like they used to years ago," he said.
"They do have to be presented well and they have to be current and updated."

While the old-fashioned, historic streetscapes of central Wagga remained attractive to buyers, Mr Gooden said buyers were looking for "the period appearance, but the modern amenities."
While 72 Peter Street fits in in its leafy suburb, the renovated interior has been professionally styled and has a variety of modern features including ducted air conditioning and hydronic heating.
"People do want the old looking houses, nicely placed in the old part of town but they want the modern renovation," Mr Gooden said.
