When it comes to the property market, prospective buyers should not discount the homes in need of some TLC or those considered a 'renovators dream'.
A quick refurbishment could see "instant" equity, according to local property experts.
1. 39 Crampton Street, Central Wagga
This commercially zoned property is scheduled for auction on November 30 and offers both commercial and residential scope.
PRD Wagga agent Mark Steel said the new owners could utilise the property as it stands or it could be knocked down and started from scratch.
"Although it has a couple of residential residences beside it, it is actually a B3 zoning," Mr Steel said.
"You can utilise the ground floor for commercial or retail purposes and then, if you build upwards you can have those as residential."
Once a property has been converted to commercial, buyers are unable to revert the ground floor space to residential.
"There's a variety of options ... someone might redevelop the site for their business and then have their three-bedroom residence above it," Mr Steel said.
Crampton Street is located in the CBD and offers a short walk from restaurants, cafes, retailers and public gardens.
2. 101 Grove Street, Kooringal
Professionals Real Estate managing director Paul Irvine describes this two-bedroom, one-bathroom cottage as a "little ripper".
Listed at just $219,000, Mr Irvine said the home is situated in a strong suburb and a small refurbishment could see its value grow.
"A quick refurbishment, costing between $50,000 to $60,000, of paint and updates could bring instant equity into your investment," he said.
"Streets like this warrant a renovation because there will be a quick return and it will sell fast."
The property is currently leased, for $245 per week, until April 2020.
3. 7A Marns Street, Wagga
This semi-attached home boasts old world charm and Ray White agent Karen Brill says the two-bedroom, one-bathroom property is in original condition.
"The location is sought-after and it's a nice street, with rear lane access and a little paved courtyard," she said.
Ms Brill said this property is likely to sell fast due to its location and being in close proximity to Wagga Public School.
"Old carpet could be ripped up to expose the floorboards ... some fresh paint, but it has the old world charm of high ceilings," she said.
