A mysterious buyer snapped up the site, between Kincaid and Gurwood streets, in October 2018.
Wagga City Council received a development application, on October 11, by consortium Gurwood Pty Ltd for an $870,000 subdivision.
Raine and Horne sold the block last year and director Craig Tait said the consortium has amended the development application.
" ... to provide a mix of smaller, single residential allotments of medium and high density housing," Mr Tait said.
"The developers will be providing a high quality central living precinct, with attractive streetscapes, incorporating a network of green space to enhance the community appeal and lifestyle.
"This is a major improvement to the previous proposal and will provide a great central living option for those wishing to be closer to the CBD."
In other property news
A council spokesperson said the documentation submitted is not ready for public release at this stage.
The site was previously approved for medium density of up to 140 dwellings.
It is believed that Chris Nash, behind Nash Bros Construction, owns the site which he first purchased in 2005.
The Daily Advertiser has contacted Mr Nash for confirmation, but attempts have not been returned.
