Tira Thai, situated in the Baylis Centre, has been put on the market for $19,000.

An employee at the restaurant, who wished to remain anonymous, said the owner has too much on their plate due to other business interests and therefore could not continue running the establishment.

The staff member said Tira Thai was forced to close their lunch trade and only open for dinner because limited staff could not handle the number of customers.

Real estate agent and business broker Rob Illsley, who specialises in selling food businesses, said there are pros and cons to shops situated on the main street and those that are hidden.

"When it comes to commercial property, it's a decision everyone has to make before they sign the lease," Mr Illsley said.

"Street frontage can give more but, like anywhere, a main street location will come with a premium.

"Rents are reasonable in Wagga and it's something that gets talked about a lot, but it's not quite as much as people make them out to be."

Mr Illsley said strong business models can mean that stores will perform well anywhere.

"The fundamentals of businesses are strong business models, by engaging with businesses and marketing and you'll do very well," he said.

"Restaurants that don't have that visibility probably enjoy lower rents but they need to be more engaged on social media and become a destination.

"A main street store can give you that visibility, but it won't guarantee anything extra."

Mr Illsley admitted that Wagga was going through a tough period, however there is still activity in the market.

"I would encourage anybody who is confident in what they're doing," he said.

"People will look for cheaper rent because it's a cost that people don't have control over."

Business broker for Tira Thai Peter Campbell said the market is changing and business locations will impact on different types of stores.

"Aussie Disposals is also for sale and we've received inquiries," he said.

"Businesses and the market are changing."
