The specialised medical facility at the start of the city's health precinct remains largely unoccupied in a location that is considered hot property.

Docker Medical, located on the corner of Docker Street and Chaston Street, has a total of 22 strata title suites with 14 available for purchase, some with leases, and 11 available for lease.
Listing agent Knight Frank executive Scott Turner said the formation of Wagga City Council's Health and Knowledge Precinct master plan will encourage more businesses to the site.
"They had an initial marketing campaign and there wasn't a big uptake on that; I'm not sure why," Mr Turner said.
"It's located near the Calvary Hospital, the Wagga Base Hospital and the Riverina Day Surgery is next door.
"It's probably a matter of people realising what they can actually get here as far as being able to buy and lease back to the business within themselves and essentially, getting tax depreciation benefits."
Healthcare is already a major source of employment and equates to the second largest industry at 12.4 per cent, according to 2018 data by Regional Development Australia Riverina.
The facility opened in mid-2016 and only eight suites are currently operating.
The remaining suites, bar one, are cold shell and require internal fittings such as walls, flooring and lights.
"Given that there are so many suites it will take a while to get it completely full, but from our initial campaign ... we have seen some good interest," Mr Turner said.
"It's a lot different to what doctors and specialists typically have to do in Wagga; where they have to buy an old house, run the development application process, convert it from a house and provide parking.
"There's only so many houses available for people to buy and convert ... multilevel is moving forward with how I think the precinct should."
The site is zoned as R1 General Residential under the Wagga Local Environment Plan 2010 and with consent, a massage therapist, GP, pathology, pharmacy or even a cafe could be permitted by council.
