The high-end complex at the top end of Baylis Street is mixed with residential apartments and commercial business spaces at the ground level.
Despite Pig and Pastry’s departure in November, which the owner blamed high rent and less-than-expected foot traffic as reasons for their closure, Professionals Real Estate agent Paul Irvine said there is “genuine interest” from businesses to fill the vacant spaces.
“Pig and Pastry’s departure hasn’t had an adverse effect and most businesses do their due diligence and would understand the foot traffic,” Mr Ivine said.
“There are many business potentials looking and some genuine interest to take up occupancy at the bottom of The Mill.
“The external inquiry from outside markets in Sydney and Melbourne has been strong because of The Mill’s location at the top of Wagga’s main street and great facilities, like a pool.”
Mr Irvine said the commercial motel is the “next cab off the rank” and is “earmarked” to begin in 2020.
“It is still happening and once the motel is being developed, there is already talk about releasing stage three of the residential development,” he said.
While there are business spaces left vacant, Mr Irvine said residential sales have been strong.
“There is high demand for residential occupancy and the vacancy rates are low, like one to two days, because of the modern style and complex facilities,” he said.
“How people live is evolving and an apartment which is close to the CBD and has a pool is being very well received in a renting point-of-view.”
Speculation of Yenda Brewery opening in Wagga at The Mill has been put to rest.
“The Mill proposal was of some time ago and Yenda Brewery will not be proceeding with the proposal at this stage,” a spokesperson said.
External real estate agent Shaun Lowry, from Fitzpatricks, said The Mill was a game-changer in Wagga’s property sector.
“The Mill was a new thing for Wagga and overtime it’ll eventually sell out and I hope any future businesses who go into there succeed,” Mr Lowry said.
“I hope people are willing to try something or bring something new to town and that it really goes well because it’s great to see people having a go.
“Unfortunately, sometimes it doesn’t work for whatever reason.”
The Daily Advertiser contacted the property developer James Maher but he declined to comment about The Mill's future plans until February.
