Wagga experts argued that certain lower-priced areas of a suburb do not pose as a “distraction” to well-constructed homes.
A grand home on 31 Kansas Drive, Tolland, is on the market for close to a million dollars and offers panoramic views of the city’s west.
Built two years ago, One Agency Real Estate director Colin McGill said the address is a “popular” place to live.
“It is a good, premier location and still close to everything and many of the homes on Kansas Drive are all within the same price range,” Mr McGill said.
“I don’t think the suburb will have an impact on the sale of the property at all.
“There’s pockets in areas all over Wagga and metro areas that have a bit of an impact on suburbs, but I don’t think it will affect any properties on Kansas Drive.”
Todd Gillard, owner and builder of the property, said he chose to build in Kansas Drive because he wanted to be among some of the “most prestigious” homes in Wagga.
“I wanted to build a home that would showcase different building elements like alucobond, hebel and stryum cladding,” he said.
“It is the highest street on the west side of the hill and I witness spectacular sunsets every night.”
Mr Gillard said the home recently won a HIA Custom Built Home of the Year award in its price category for the Riverina.
“This part of the suburb has had some amazing sale prices and buyers would be surrounded by homes and people of a high standard,” he said.
“The suburb also provides many facilities including schools, shopping facilities and public transport.”
The five-bedroom home features, include a 6.8 metre high marble feature wall and an ash timber staircase upon entry, as well as a cinema room and a sleek kitchen with a built-in SMEG coffee machine.
According to the 2018 Fitzpatricks Real Estate report, Tolland’s median house price for the year was $217,000 and 63 properties were sold.
Wagga-based independent property valuer Chris Egan said well constructed homes that offer a “luxurious lifestyle” are not “distracted” by some parts of the suburbs of a lower price bracket.
“Nearly everyone on Kansas Drive is of an age and the properties are all salubrious and elevated to obtain wonderful panoramic views to the west,” Mr Egan said.
“Like a lot of suburbs, there’s a lot of different ages of construction and price brackets and Kansas Drive offer absolutely beautiful areas and a lifestyle that people are willing to pay for.”
