Period homes boasting inner-city living and modern amenities, cutting-edge sophistication and large acreage properties are just some of Wagga’s most high-end properties on the market.
Fitzpatricks Real Estate agent Ben Pattison said top-end homes are selling quickly in the Wagga market.
“A million dollars is not scary in Wagga anymore,” Mr Pattison said.
Similarly, Fitzpatricks agent Shaun Lowry said buying trends have changed
“People are paying anywhere between $650,000 to $850,000 for larger blocks that haven’t been renovated, others are buying the lifestyle of central living,” Mr Lowry said.
“Five years ago people would say you’d be mad to spend a million dollars plus in Wagga, but this is not the case anymore.”
State of the art in Kooringal – $1.4 million
A state-of-the-art, architecturally designed building located at 24 Churchill Avenue, Kooringal, offers a low maintenance lifestyle boasting contemporary grandeur and sophistication.
Fitzpatricks Real Estate agent Ben Pattison said this is a split-level home set on five different levels, with the outdoor entertaining area the home’s focal point.
“The $1.4 million property is set on a 930 square metre block, 695 square metres of indoor and outdoor living and every window is double-glazed,” Mr Pattison said.
“An outside architect collaborated with a local one, but the home was locally built and for an eight-year-old home it is totally current, and would have been completely cutting-edge at the time it was built.
“I think it’s the most prestigious home on the market, it’s a stand-out and there’s nothing else like it.”
Mr Pattison said while Kooringal is an “older suburb”, it is big and there are good school zones and homes that suit a range of lifestyles and budget needs.
“This is a much newer home in Kooringal and other homes in the same avenue offer some acreage and are mid-range categorised homes which boast views that back onto the town,” he said.
“The beauty of Kooringal is that there aren’t restrictions on heritage homes that Central Wagga has.”
Other features of this property include all bedrooms with a walk-in-robe, 50 millimetres of stone benches, a heated in-ground pool, and unsurpassed views over Willans Hill.
Central ‘Waroong’ – $1.3 million
This heritage home seamlessly blends old style charm with refined modern features.
Located at 50 Fox Street, Wagga, this four-bedroom, two-bathroom private home is set among a decorative fence and privacy of established Manchurian pears.
Built in 1910, this restored home was once the first maternity hospital in Wagga, which has been elegantly restored but has retained its traditional features.
Fitzpatricks Real Estate agent Shaun Lowry said the home has been fully renovated and offers a low-maintenance lifestyle that is just a couple blocks away from the CBD.
“The home has been extended, it’s turn-key as there is nothing more to do in the home,” he said.
“This home offers a convenient lifestyle that is minutes from the town, medical facilities and transport.”
Mr Lowry said the recent sale of a property in Thorne Street, Wagga, at $1.4 million shows that these priace brackets are becoming “more regular”.
“These high price listings are not normal, but they’re becoming more regular and that’s because of Wagga’s stable market,” he said.
“We’ve seen some good infrastructure around Wagga, like the hospital and there’s a lot of government money with the defence base and university.
“This makes a stable market and buying confidence and Wagga’s location between Melbourne and Sydney and not far from Canberra.”
‘The pinnacle of perfection’ in Springvale – $1.2 million
Another million-dollar plus listing is located just outside of Wagga, in Springvale.
Noted as the ‘pinnacle of perfection’, the $1.2 million home is located at 6 Correa Place.
John Mooney Real Estate agent Luke Foley said the home is an “exceptional property”, with high-quality finishings separating the property from others.
“It’s very well built, they’ve used hardwood flooring throughout, granite benchtops and set on 3.3 acres,” Mr Foley said.
“It’s not a standard built home, the timber and workmanship is of high-quality.”
The home is set among trees and maintained gardens, with an in-ground pool and shed for all needs.
“This is a lifestyle property, offering privacy and gardens; it’s a big home on a big block with everything you need,” he said.
The 3.3 acre allotment is hugged by magnificent established gardens featuring tree lined hedging to enhance the serene feel and privacy of the grounds.
