The teenager polled 178 votes to finish well clear of co-coach Chris Hyde (131) and Dean Polo (127).
Gaynor was also arguably best on the ground in Albury’s grand final victory over Wangaratta last month but was narrowly pipped by Polo for the Did Simpson Medal.
Albury co-coach Shaun Daly, himself a four-time Tigers best and fairest winner, said the award was recognition for Gaynor’s work ethic.
“Jake’s been a wonderful addition to our club,” he said.
“I’m sure he has a long and successful career to come.”
