It’s no wonder more homes come on the market as spring approaches, everything is in bloom, the temperature starts to warm up, the sun is out and days get longer.

But talking to local real estate agents, putting a home on the market next season doesn’t necessarily mean you will get more bang for your buck.
LJ Hooker’s sale consultant Jason Pearce said Wagga will see more properties going under the hammer in the next couple of months.
“People think their houses look better in spring so they feel they will get more money, but it really doesn’t change the value of the house,” Mr Pearce said.
There is also the idea that selling a home during the quieter months, like winter, can be a huge advantage as there are fewer properties to choose from.
Wagga’s newest real estate venture One Agency, is run by two experienced real estate agents, Rob Fuller and Colin McGill.
Mr McGill said that people often ask him when the best time to sell a property is, and he argued that there are pros and cons to selling a home in spring, as opposed to other seasons.
“Spring is always a good time for people to sell their property, they’re looking the best, lawns look great; but as we’ve said to people before, if the home is priced to the market correctly then it doesn’t matter when it is sold,” he said.
“I think every property is different, however in winter you could be be up against fewer properties, but in spring there is likely to be greater competition and the home is likely to be up against more homes.”
However, Mr McGill assured home owners that a season will generally not make a difference.
“If it’s a good property and priced to the market, there will always be a buyer regardless of the season.”
