According to the Australian Bureau of Statistics, the northern suburbs of Boorooma, Estella and Gobbagombalin are growing at a rate faster than Sydney. Sydney’s population grew by 2 per cent, while the three suburbs had grown by 3.5 per cent. 

Real estate agent for Estella Rise, Neville Chapple said the short drive to the CBD is among many factors driving the northern suburb attraction and demand for developments. 

“The close proximity to the city, only a few minutes’ drive to the CBD and other factors including the more rural lifestyle and large park spaces offering BBQ facilities and recreational equipment, really attracts young families,” Mr Chapple said. 

“The other attractive feature of Estella Rise, is that people purchase the land and then choose their own builders, which is why there are a variety of homes in this estate.”

Mr Chapple said there has been “phenomenal” growth, leading to a greater push for schools, shops and facilities to continue growth in the northern suburbs. 

“I don’t believe the growth will slow down; our developers have purchased more land due to growing demands,” he said.

According to Mr Chapple the northern suburbs attract predominantly first and second home buyers, with around 95 per cent of buyers from the Wagga area. 

Manager at Alatalo Bros Paul Eady, said about 85 blocks in the past 12 months have been sold in Wagga’s northern suburbs. 

“In that time, we’ve built around 25 homes and stage three in Gobbagombalin is currently underway,” Mr Eady said. 

“The majority of these blocks have been sold within a couple of days of their release, emphasising a huge demand for land out this way.” 

Mr Eady said the northern suburbs also appeal to many retirees, seeking open spaces and larger lot sizes. 

“For me, it’s just got a terrific feel, you just drive over the bridge and you’re out in the country while still being close to the city,” he said.

Mr Eady can only predict a prosperous future for Wagga’s northern suburbs. 

“Wagga city council have recognised the growing demands and they’re currently working on strategic plans to allow for infrastructure to meet these needs,” he said. 

“I can only see it getting bigger and better.” 

City strategy manager Tristan Kell, said the council is currently undertaking a detailed study to ensure the infrastructure keeps up with this expansion. 

“Council is currently undertaking a detailed study for the Northern Growth Area to improve existing infrastructure, connections and liveability within Estella, Boorooma and Gobbagombalin,” Mr Kell said. 

“The study is also identifying land that would be suitable to become future residential neighbourhoods, while ensuring there is appropriate infrastructure and connections in place to support the development.”
