Firefighters, police and paramedics rushed to the Ziegler Avenue unit complex around 7.30pm, after reports of a building on fire.
When the first NSW Fire and Rescue (FRNSW) crews arrived, they discovered a disused community building adjacent to the flats fully engaged.
After firefighters managed to break through the boarded up doorways, they were confronted by a collapsing roof at the other end of the building.
It took 25 firefighters from three Turvey Park FRNSW crews just under an hour to extinguish the flames.
Meanwhile, no one was injured in the fire, with the residents from 14 adjacent units self-evacuating.
FRNSW station officer Ray Scott said the fire appeared to have been lit on the outside of the building, before it quickly spread into the ceiling.
Police have established a crime scene at the location and are awaiting forensic specialists.
