The rectangular site on 48 Trail Street is more than 4800 square metres and will be offered for sale by expressions of interest to Fitzpatricks Real Estate.
The site comes with “two distinct buildings,” according to Fitzpatricks listing agent and director Geoff Seymour, and will be sold with a vacant possession order.
The zoning is R3 Medium Density and will allow for various residential uses.
“A purchaser could certainly continue to utilise (the site) for warehousing and office use, while on the other hand there is a great opportunity to redevelop and recreate the site,” Mr Seymour said.
“Existing user rights will still apply.
“Subject to council approval, the purchaser could continue using the site as a warehouse or office.
“On the other hand, there is a great opportunity to redevelop and recreate the site.
“A developer could submit a development application to council for (sites like) townhouses, apartments, a childcare centre or even seniors housing.”
The facade of the red-brick building is listed as a conservation zone, while the yellow house and former home to The Land is heritage listed.
“Heritage advisers will give us an opinion on retaining the facade,” Mr Seymour said.
“What happens behind that is subject to a development application.”
The total land value is upwards of two-million dollars and the sale program will conclude on August 24.
The Daily Advertiser is set to take up its new residence this September.
