Hampton

Three shops sold as one property at 472-476 Hampton Street to a local investor for $3.96 million, substantially above the reserve price, Nichols Crowder's James Glen said. A 60-strong crowd attended the auction and three parties bid. The property's tenants include Brumby's Bakery, Cruiseabout and Subway.

Mentone

The Hungry Jacks at 161 Nepean Highway has sold at auction for $2.56 million on a yield of 5.4 per cent. The auction attracted more than 30 bids from six buyers, Gross Waddell's Jonathon McCormack said. The property's long-term tenant pays rent of $144,200 per annum.

Sydenham

A recently constructed radiology clinic, anchored by Capital Radiology, at 508 Melton Highway has sold for $1.7 million on a yield of 7.5 per cent. CBRE's Paul Tzamalis, Jamus Campbell and Josh Twelftree said medical investments were offering a relatively strong return to investors.

Campbellfield

Sutherland Farrelly sold a showroom/office/warehouse at 1890 Sydney Road at auction for $592,500. The property has a two-storey showroom/office and an adjoining high-clearance concrete tilt-panel warehouse area. Grant Sutherland said it sold with vacant possession to an owner-occupier.

Knoxfield

A 2375-square-metre factory on 4934 square metres of land in Rushdale Street has sold for $2,875,000. Nic Sal from Cameron Industrial said it was a "fantastic result for the area". The purchaser, Linktech Fibre Optic Networks, specialises in communications and transmission network construction and maintenance.

CBD

The Uniting Church Beneficiary Fund has sold a well-positioned office in one of Melbourne's oldest laneways for $1.36 million. CBRE's Nick Lower, Tom Tuxworth and Tim Last sold the 282-square-metre half-office floor at 11-19 Bank Place to a private owner-occupier. The sale reflected a rate of $4823 per square metre.

Carrum Downs

A 79,210-square-metre parcel of land at 2 Boundary Road has been sold by Cameron Industrial's Ian Robertson. The green wedge-zoned block sold for $2,200,000 to a private investor.

Eltham

CVA Property Consultants' Chris James recently sold an industrial investment after auction at 2/39-45 Susan Street. The property was purchased by the current tenant for $680,000 after being passed in at $610,000. Poolpower Australia leases the building for $41,760.00 per annum, plus outgoings and GST.

Ringwood

A speculative Omnico Corporation development at 50 New Street has sold out, reaping $15.8 million in sales. Knight Frank's Tim Grant, who brokered the deals along with Thompson May, said prices in the development achieved $4650 to $5200 per square metre. At least 80 per cent of the buyers in the four-level complex were owner-occupiers, he said.

Springvale

A fully retail property leased to an Asian grocery shop at 42 Buckingham Avenue sold at auction for $1.2 million. Crabtrees Real Estate's Steven Salopek said the tenant held a five-year lease with one further option of another five years. Rent payable was $29,345, plus outgoings and GST.

Reservoir

A cream brick building at 48 Johnson Street at the junction with Keon Parade has sold for $614,500. The former 160-square-metre State Savings Bank branch opposite the railway station sold with vacant possession, Gray Johnson's Scott Ashby said.

Truganina

An owner-occupier has purchased a 969-square-metre new office/warehouse at 37 Sunline Drive from VST Investments for $1,061,500. JLL's Josh Freezer said property sales continued to be strong because of the affordable cost of capital.

LEASES

CBD

The former home of Wing Ching restaurant, one of the city's first oriental eating houses, at 11 Heffernan Lane, has been leased to another Chinese hospitality group. Morley Commercial's James Lie secured rent in excess of $500 per square metre for the historic four-level building constructed in 1891. The building sold for $10 million in May last year.

Malvern

Goodyear and Dunlop Tyres has leased a retail/showroom in the heart of Malvern Village at 1297-1299 Malvern Road. Gross Waddell's Tamara Gross and Benjamin Klein said the deal for the 587-square-metre single-level retail showroom was settled on a six-year term with two by five-year options at a rental of $125,000 per annum.

Hawthorn

Residential real estate agency Marshall White Hawthorn recently inked a 10-year lease deal. It will mean the agency takes nearly double its current space when it relocates its Hawthorn office to 801 Glenferrie Road. Adrian Chew from Gorman Commercial said Bupa vacated 801 Glenferrie Road, making way for Marshall White.

South Melbourne

A 494-square-metre two-level office building at 125 Ferrars Street was leased to a clothing manufacturer by Andrew Thorburn of Kliger Wood. The property attracted rent of $130,000 per annum net, plus GST and outgoings.
