FOUR Morgan Street buildings have been demolished to make way a $15 million four-storey commercial complex that will change the face of the Wagga street.

Developer Manuel Donebus said Albury firm Joss Constructions had been appointed to build the state-of-the-art office space.
"And now we are about to get into the early earthworks side of it," Mr Donebus said.
Some 400 jobs are expected to be created on and off site for the project, which is expected to take about 12 months to complete.
Mr Donebus said the building would be the first in Wagga to have five stars under the National Australian Built Environment Rating System (NABERS).
The building will have a new-to-market gas-fired air-conditioning system and what is known a triple Low-E insulated glazing.
"That is the highest specified glazing in the world for its thermal properties," Mr Donebus said.
"You can't get any better than that in the world at the moment."
The building will have about 5000 square metres of lettable office space and 143 parking spaces.
"It's been designed as A grade office space, again that will be a first for Wagga," Mr Donebus said.
Mr Donebus said he was currently marketing the property in metropolitan areas and was confident of having offices let by the time construction is finished.
"I have not doubt about that," he said.
"We have identified a bit of demand out there for it; we are targeting the higher end of the market."
The complex's ground floor design includes retail space, such as a food outlet.
"We are looking for something to service the tenants in the building," Mr Donebus said.
